Fees
How agent fees are calculated
On each deal, what you keep comes down to your split, the transaction fee, E&O insurance and, where it applies, a broker review fee. Every figure is on this page before you join.
1. Membership
- Sign-up fee $150 (one time) — waived through Dec 31, 2026
- Monthly $30 or yearly $330
- Your individual term refreshes on the 1st of the month you joined.
2. Plans
| Plan | Split (agent/company) | Transaction fee (sales) | E&O | Broker review |
|---|---|---|---|---|
| New · Residential (NEW-R) | 60/40 | None | $40 | — |
| New · Commercial (NEW-C) | 50/50 | $400 | $50 | — |
| Experienced · Residential (R-A) | 100/0 | $350 | $40 | — |
| Experienced · Commercial (C-A) | 80/20 | $400 | $50 | $300 (optional, on request) |
If you have been licensed for less than a year you start on a New plan. After 4 closed buy & sell transactions you can move up to an Experienced plan. Residential and commercial are counted separately, and rent/lease deals do not count toward that number.
3. Rentals and leases
- New · Residential: same split, with a company minimum of $150. If the company share from the split would be lower, the minimum applies.
- New · Commercial: same split, with a company minimum of $300. If the company share from the split would be lower, the minimum applies.
- Experienced · Residential: listing side $150, tenant side $150. Represent one side and that side applies; represent both and both apply.
- Experienced · Commercial: listing side $300, tenant side $300. Represent one side and that side applies; represent both and both apply.
4. Working as a team
- A team has up to 4 agents and needs broker approval.
- Agents on a deal split the gross commission equally; each share is then calculated on that agent's own plan, split and fees.
- Team payouts carry a flat disbursement fee of $100 per additional agent, shared equally by the team.
5. Not included above
MLS dues and other outside services (FMLS/CRMLS membership, supra key, e-signature and similar) are not included. You pay those to the provider directly, separate from your plan.
6. Example
A sale with $12,000 in gross commission (for example a $400,000 price at 3%). This is an illustration, not an actual payout.
- R-A: company share $0, fees $390 → agent keeps $11,610
- NEW-R: company share $4,800, fees $40 → agent keeps $7,160
Same method as the calculator on the home page. Actual amounts depend on the deal and the plan.
